Joint Property Transfer Checklist

Use this checklist before submitting information to an official portal, bank, lawyer, document writer or registrar office.

Basic checklist

• Identity and address proof of parties.
• Property ownership proof and previous title documents.
• Latest EC or land record extract where applicable.
• Tax receipt or utility proof where applicable.
• Draft deed or application form.
• Photos and witnesses if required.
• Estimated stamp duty and registration fee.

Risk checks

1. Confirm names, survey number, boundaries and SRO.
2. Verify old documents and encumbrances.
3. Check tax dues and bank mortgage risk.
4. Do not rely only on verbal confirmation from sellers or agents.
