Basic checklist
- Identity and address proof of parties.
- Property ownership proof and previous title documents.
- Latest EC or land record extract where applicable.
- Tax receipt or utility proof where applicable.
- Draft deed or application form.
- Photos and witnesses if required.
- Estimated stamp duty and registration fee.
Risk checks
- Confirm names, survey number, boundaries and SRO.
- Verify old documents and encumbrances.
- Check tax dues and bank mortgage risk.
- Do not rely only on verbal confirmation from sellers or agents.
